American layouts of one-story houses. American-style house - excellent house designs with luxurious design (125 photos of new products). stage. Construction of the frame

Such a house is good for a young family with (or will have) children and pets. The house is average in size, but there is enough space for everyone. Each child has his own room. Such houses are in demand among buyers for whom the phrase “American home” is consonant with the “American dream.”

American home design

The first thing that catches your eye when you see a photo of an American house is a wide veranda with a neat fence. There are always several chairs and sometimes a table on the veranda. Such a living room fresh air. And in front of the house there is a well-groomed lawn. This pleasant picture is the face of the whole house, as if saying “welcome”, hospitable people live here!

Such a house is most often two-story, on a low foundation. The front door is equipped with a wide porch (covered terrace) with a staircase. Mostly houses without architectural frills. White facade, dark shutters on the windows. Moreover, shutters perform a purely decorative function. Sloping roof. A spacious garage is always attached to the house. A well-groomed lawn is required in front of the house.

The backyard is spacious if the size of the lot allows. Sometimes there is a pool in the backyard. If there is not enough space for a swimming pool, then at least a lawn for a barbecue. Often a putting green or basketball court is installed in the backyard.

The simple structure and design of the American home is due to its history. Not so long ago, cottages in America were built not to last too long. External walls are made of plywood, internal walls are made of plasterboard. Causes:

  • mild climate, allowing you to neglect the insulation of the house;
  • frequent hurricanes destroying houses (so the house was easy to rebuild);
  • and of course, the relative cheapness of such buildings.

Over time in frame construction Technologies were introduced to combine ease of construction with strength of materials. For example, the use of SIP panels, which we will talk about later. All this helped such houses become not only economical housing, but also withstand the test of time and weather conditions.

There are several main styles of American houses:

  • colonial;
  • Tudor style;
  • Victorian style;
  • rustic;
  • ranch style.

Layout and interior

The layout of American houses implies a combination of comfort and practicality. Rooms for the whole family are a must here. At the same time, there is a place for everyone to retire. Everyone has their own bedroom. And often, your own bathroom with toilet.

You can enter the house not only through the front door. Most often there are two or three entrance doors on the ground floor. Front door or front door, made of pressed wood or MDF. The back door (often glass) leads to the back patio. The third door is to the workshop, through which you can go to the garage.

All auxiliary rooms are usually located on the ground floor. And the living rooms are on the second floor. So, on the ground floor there is a kitchen, living room, hall, dining room. Also on the ground floor one room can be reserved for an office. The basement is equipped for a library, gym, bar or games room.

The bedrooms are located on the second floor. Sometimes the children's rooms can be on the second floor, and the parents' bedroom can be on the first floor. Each bedroom has a dressing room and, as already mentioned, a bathroom with toilet. There is often a fan on the ceiling instead of a chandelier. And lighting is arranged using spotlights or floor lamps.

Auxiliary or work premises:

  1. Dressing rooms, built-in wardrobes and storage rooms are provided for storing things.
  2. The washing machine is not installed in the bathroom, but in a special room for washing. Linen can also be dried and ironed here.
  3. The kitchen is always spacious. And very comfortable. Often the kitchen is combined with a dining room, where there is a large dining table and the whole family gathers.

The layout of a one-story American house is similar. The bedrooms are located in the part of the house farthest from the garage. Adjacent to the garage is a workshop, a laundry room, and sometimes a kitchen-dining room.

We build the American way

Built using American technology frame houses, which are easy to build and rebuild. The advantage of such technologies is the speed of construction of buildings. Of the main types of construction of American houses, the most popular are:

  • frame modular housing construction;
  • frame-panel house or frame-panel house.

Modular housing construction. Buildings are constructed in the form of sections (modules). The designs of such American houses are of the same type. It is cheaper to assemble the house directly at the factory and transport it to the site using a special carrier trailer. Often these are mobile homes that do not have a foundation. A modular house-designer can be assembled directly at the factory, but it can also be construction site. While the foundation is being poured, sections of the house are being assembled nearby. Factory assembly provides for built-in communications and even furniture.

Panel or panel house. The essence of the technology is that the building is assembled from panels (boards, blocks) sewn onto a pre-built wooden frame. Various materials can be used as panels:

  1. OSB board or plywood. Previously, they were widely used to build houses in areas with mild climates. In our conditions they do not apply.
  2. Thermoblock. The thermoblock is based on polystyrene foam insulation metal frame. Expanded polystyrene has excellent heat-saving properties.
  3. The so-called SIP panel. The outer walls of the panel are made of OSB, and the inside is made of polystyrene foam. Thanks to its three-layer structure, this panel can withstand longitudinal and lateral loads well. Therefore, a SIP house is very durable.

Decoration Materials:

  1. The outside of the house is covered with siding or wooden clapboard. Brick cladding and tiles are less common.
  2. Interior finishing of walls and ceiling - plasterboard or lining.
  3. Floor covering - carpet, wood or tile.

The disadvantage of American wooden houses there is an increased fire hazard. If an entire area consists of such houses, then all of them can burn down. Therefore, houses are required to be equipped with smoke detectors. Also, to reduce the fire hazard, OSB boards are treated with a fire retardant, which gives the material self-extinguishing properties.

If you are planning to build a house using American technologies, first of all, you need to select quality panels. When purchasing panels, you must be one hundred percent sure that they were not produced in a handicraft manner. Make sure that the manufacturing technology meets the standards. Otherwise, the house you built risks collapsing like a house of cards. Fire protection treatment of slabs is also important.

The construction period for a frame-panel house is from one to three months. It is not difficult to choose a house design that is suitable for your individual conditions.

Construction stages:

  • pouring the foundation;
  • frame construction;
  • installation of floors and roofs;
  • arrangement of all internal communications (sewage, electricity and others);
  • Finishing work.

The frame is assembled from 150*50 mm timber. Mineral wool is placed between the frame posts. External wall mounted from OSB. Then the horizontal sheathing is installed. Insulation is placed between the sheathing. If you use SIP panels or thermoblocks, then you do not need to equip the horizontal sheathing with insulation.

The horizontal lathing is covered with a vapor barrier membrane. And already on top of the membrane a vertical sheathing for the external finishing material. WITH inside The frame is also laid with a vapor-tight membrane. Then drywall.

Internal partitions can be mounted from timber 150*50 or 100*50 mm. Also between the racks there is mineral wool or other rolled insulation. A membrane is attached to both sides of the frame. Then the unchanged drywall.

For finishing works everyone chooses materials to their own taste. You can traditionally do the exterior cladding with siding, or you can use plaster. Interior American houses are also a matter of taste. Since America is a colonial territory, each nation created interiors of different styles in identical American cottages. Therefore, do not look for a standard, but give room to your imagination.

Some consider frame houses undignified and unfounded. Either way brickwork. Let's face it: American frame houses are not castles. However, most people with average incomes will agree that the cost-effectiveness of building such houses is a big plus. In the end, comfort is more important for a family than pretentious surroundings. But this does not mean that frame houses are gray and inconspicuous. Photos and videos of American houses made in different design styles - the best for that proof.

Author: This summer we went to the Poconos, about which I wrote several posts, and at the same time we stopped by to look at a house that our good friends were selling. We dream of moving away from New York sometime in the future, closer to nature and all that, and if possible we are exploring various options. Of those more or less nearby, everyone praises Pocono. This is a resort town in Pennsylvania, where quite a lot of Russians live and vacation, and which is considered a fairly popular place for recreation and permanent residence many New Yorkers. Pros: relative proximity to New York (only two hours by car), beautiful nature(mountains), availability of infrastructure (shops, restaurants, etc.), low prices on housing (compared to New York). Of the minuses: relative proximity to New York (as much as two hours by car), lack of railway connections (you can only get there by car or bus), provinciality (this is not New York). Pocono isn't close enough to commute to work every day (although some people do), but it's not so far away that you can't commute to New York a couple times a week if you need to. In general, what we need is if you work at home, have a desire to live in beautiful place outdoors, and at the same time I want to be able to get to New York in a reasonable amount of time.
There are no questions about the place itself. Pocono - indeed perfect place for a stay where everyone will find something that interests them. There is everything you need for life and recreation: an excellent water park, a bunch of different shops, shooting clubs, decent restaurants, hunting, fishing, wildlife, alpine skiing, and so on, and the like. This is certainly not New York, but it’s hard to call this place a wilderness. A sort of village with minute transport accessibility to urban civilization. Pennsylvania also has more relaxed laws and you can, for example, own a gun without any problems. Even black bread and boiled sausage you can buy it - the Poles sell it (for some reason I have a special attachment to these products). Car insurance there is much lower than in New York, many Russians buy land or a house there, and then drive around New York with Pennsylvania license plates (this is illegal, but if you are careful, it is possible). Pocono also compares very favorably with New York in terms of real estate prices. If in New York there is nothing to catch with $100,000 in your pocket, then in Pocono you can already look for something. With two hundred thousand dollars, you can choose pickyly. With three you can start making your childhood dreams come true.
Our friends are selling a house located in a closed community. A fairly popular format for living outside the city, which can be compared to a gardening partnership. A limited area inhabited by additional rules and agreements. This is both good and bad. It’s good that you live in an area that is guarded, cleaned and lives according to certain laws. It’s bad that you have to pay extra for this and you have to obey these laws. But here everyone chooses what they like.
Central community road.

This community, for example, has its own beach, a swimming pool with a restaurant and a luxurious children's playground. The entrances are guarded, and the territory is patrolled around the clock by the local security service, which replaces the police in its functions. Among the disadvantages of such a life, for example, the speed limit is 15 miles in the territory.

I like to live in a house outside the city, and I have decent experience - for two years before leaving for the USA, I lived in my own house in a garden near St. Petersburg. True, it will not be possible to adequately compare, Russian reality is too different from American reality.

One could only dream of such roads in our gardening. The limit is to chip in with your neighbors for a KamAZ truck of crushed stone for backfilling. All the roads here are like this, and no one rushes along them. The local security guards' favorite pastime is catching people for speeding.

The house is a classic frame house, standing on strip foundation and covered with siding. Everything here is like in Russia, except for the decorative external doors. I would also make a canopy over the porch. But here the climate is better and the canopy is not so relevant.

In America they really like to make terraces. It's called damage. This house is no exception.

A porch is clearly better than a gazebo or bare ground, but in Russia such a use of space would be considered wasteful and a covered veranda would be made.

In America, the rules of life are slightly different and, in addition to the desire to increase the area of the house, there is also a reasonable attitude towards property taxes and difficulties with permits for any construction works. You, for example, can be a super builder, but you will never be able to build a house yourself unless you have the appropriate license. So the terrace is something you can do yourself, but the veranda covered on all sides is no longer there.

These are neighboring houses. Everything here is like in gardening. Everything is in plain sight. Except that no one puts up fences.

But if you look only back, there will be a forest and no neighbors. Not everyone has this look, of course.

You can find living creatures in the bushes on the site. She grazes along the roads and sometimes jumps right under the wheels.

The living creatures are larger. The presence of a person a meter away from her did not bother the living creatures at all.

Inside the house. Entrance door with glass. Not a very popular solution for Russian life. A door in Russia must be iron and impenetrable. In America, security is not an issue at all. The lock on the door to the house is no different from the cabinet lock inside a Russian office.

In the USA, all new houses are sold with finishing, equipped kitchens and bathrooms. This is a standard kitchen with a stove, refrigerator and dishwasher. By local standards, parquet is considered not so cool, but kind of an advantage. Here it is made of bamboo. I've always had a soft spot for windows opposite the sink.

The house is small by American standards. But I'm all for these sizes. Cleaning and heating such a house is easier and cheaper than a three-story mansion. I'm silent about taxes.

Living room with gas fireplace. I have a question about the wisdom of using a gas fireplace, but the owners say that it heats well and does not burn oxygen. Let's take their word for it. Also incredibly popular in America ceiling fans. Cool stuff actually. They say that the Poconos are not as hot as New York, and you can live here without air conditioning. Of course, I don’t believe them, but there really aren’t as many air conditioners in houses as we have.

The bathroom is really equipped with fittings and furniture. All you need to do when moving into such a house is just to buy furniture for your rooms.

One of the rooms. In total the house has 4 bedrooms and 3 bathrooms. The floor is carpeted, popular in the USA. Heating is provided by electric convectors.

The classic American window, which I already wrote about.

The construction of frames came to us from America, where this technology prevails in low-rise construction. Its history comes from the very first colonies of settlements that appeared on these lands. It is not surprising that American projects frame houses so popular in our country. What are the features of this technology? We are all familiar with this style from the films we watch so often at home. American style frame houses are different simple forms, often have two floors, a veranda and a garage on the 1st floor. When locating a house on a plot, much attention is paid to landscaping the area and a good lawn in front of the house. An unconditional attribute of this style is a well-groomed low fence. As you can understand, this style requires a large area of land.

The internal layout of the house involves the construction of spacious and comfortable rooms. The roof usually has a complex shape, being a decoration of the house. Often has “cuckoo birds”. Also, modern American frame houses can have pitched roof with a large angle of inclination, complemented by a well-designed drainage system ( drainage system and snow guards)

The construction of houses based on a wooden frame has a number of features that affect both the layout and appearance Houses.

The bulk of American housing is cozy houses no more than two floors high. Projects of such cottages involve living in them by a large family under one roof, where large living rooms and kitchens are located on the first floors, and bedrooms and children's rooms on the second (remember the movie Home Alone;)).

The layout of American houses has features that can easily and quickly distinguish it from other types of residential buildings:

  • wide porch;
  • the presence of an equipped additional room in the attic;
  • comfortable terraces for reading the newspaper and drinking morning coffee;
  • tiled roofs;
  • bay windows.

Modern projects adapted to our climate. Cottages are built using frame technology, which involves the use of dry lumber. Next, the wooden frame is insulated and sheathed with OSB boards. This is the simplest construction method and does not require the help of large construction crews. A garage for one or two family cars must be present. The house itself must have good sound insulation, while all finishing materials are exclusively natural.

The style of buildings made using this technology can be called recognizable, but the finishing of the facade, which the customer chooses independently, will help make them original and unique.

This construction technology makes it possible to implement any design ideas without the use of complex construction equipment.

Despite the absence of the need to use expensive equipment, the cost of houses remains at a premium level due to the implementation of original stylistic solutions and the use of high-quality building materials.

Projects of American-style houses and cottages are houses characterized by a spacious layout, versatility and convenience. Such projects are mainly designed for, since almost every building is complemented by terraces and asymmetrical facades. It is also worth noting the roofs, which, due to their decorativeness, give the house an unusual and original look . Very often you can acute form

with large angles of inclination. Vacation home with pitched roof

An American frame house requires, first of all, the presence of large areas. This style, which appeared in the colonial era, first became widespread in the states where people were engaged in farming.

Despite the fact that large areas make it easy to implement many of the most incredible design solutions, Americans still prefer to build houses in which convenience and comfort come first.

Project one-story house American style

The layout of a house in America is mainly horizontal, “in breadth”. Such buildings have several wings, in which each subsequent wing has a lower ceiling height than the previous one. In this case, each wing has its own, often strongly sloping, roof. The top floor, in most cases, is an attic, intended for bedrooms.

Project of a two-story American house with an attic floor and a garage

You can often find in American houses that smoothly turn into local area. The boundary between the house and the surrounding landscape is further “blurred” due to large quantity doors and windows, which are a mandatory attribute of housing. In cottages, where there is little light, windows and doors, Americans usually feel extremely uncomfortable.

American residents pay a lot of attention to the design of backyards adjacent to kitchens and terraces. This is where the recreation area is traditionally located, etc.

The layout of an American-style house is carried out according to certain rules, taking into account certain features. The interior is zoned in such a way that the guest lingers in the hallway, without looking at the interior chambers of the owners of the house. For this reason, a guest area is often set up next to it, where you can calmly drink tea at the table, sitting on a comfortable sofa or chairs.

If the layout of the house does not allow for a formal place, then guests are sent to a common room, which includes a kitchen, dining room and recreation area. In parallel, the common room acts as a room for family gatherings. Typically, family dinners take place either at the dining table or as close to the kitchen as possible. Guests, in turn, are received at a separate table intended for dinner parties.

When dividing zones, they are often used different kinds partitions (except for the walls themselves), or furnishings placed in the most suitable manner for these purposes. In the kitchen areas there are kitchen islands with built-in washing machines or stoves. IN one-story houses prefabricated lighting predominates, allowing the rafters to be left open. Americans rarely use stretch ceiling, giving more preference natural materials. Houses in the USA are illuminated using tabletop and wall lamps, which turn on simultaneously. Ceiling lamps usually used only in the common room, and even then rarely.

The front part of the house is not complete without use floor tiles and parquet boards. Moreover, in some parts of the house these materials are combined with carpet, which allows you to significantly save money on finishing the premises. The owners allocate the largest room in the house for the bedroom, which is often equipped with its own bathroom and access to the terrace.
